Tom-An-Sithein - Terms an Conditions

Arrival & Departure

All terms are per week, 4pm Saturday to 10am Saturday (unless agreed otherwise). Short breaks are available outwith high season (High Season May until September, Christmas, Easter, New Year). They may occasionally be available in high season on a last minute basis

Upon departure we please ask that you leave everything in a clean and tidy condition and general order in which it was found.

Booking Confirmation

When you book the Property with us you should return the completed Booking Form to us together with your payment for the initial deposit. A contract shall come into existence when we accept the booking in writing. Bookings will be confirmed upon receipt of 25% of the accommodation rental. You will then become responsible for the total price as advertised. This Contract of Hire is between the Client and Mr. and Mrs. Campbell, the owners of the property.

Payment of Balance

The balance is due and payable by you not later than 4 weeks before the holiday arrival date as set out in our written confirmation. For bookings made within 4 weeks of the start of the holiday you are required to pay the full price as detailed on the price guide before the booking will be confirmed.

Cancellation

The full balance will be payable in the event of a cancellation unless we are able to re-let the property. Cancellations must be confirmed in writing, but may be made initially by telephone. We recommend that you obtain adequate cancellation insurance. In the event of cancellation, we will make every effort to re-let and would hope to refund monies paid, but it is understood that this will not always be possible. Please note 10% admin charge will be deduced from any monies paid back.

Should the property not be available due to circumstances out with our control, (for example fire, theft or damage) we will do everything we can to find suitable alternative accommodation to the same standard, however if none can be found we will refund to you all monies in full but you will have no claim against us.

Number in your party

Under no circumstances may more than the maximum numbers of persons (The property sleeps a maximum of 6 plus a travel cot is available) occupy the property. We reserve the right to cancel the contract, without a refund of sums paid, should this condition not be observed.

Subletting is strictly prohibited

Pets

We discourage clients bringing pets but when agreed it will be by prior arrangement only. Visitors are responsible for any damage or extra cleaning caused by pets and we ask that pets do not foul on the property. Pets must be kept under strict control at all times, not allowed in the bedrooms and kept off the furniture. You should bring a basket or blanket for them. Dogs must not be left unattended in the property at any time.

Smoking

Strictly, this is a non-smoking holiday let.

Breakages

We want to ensure that everyone coming to Tom-An-T-Sithein, finds everything in good working order, therefore we ask that any damage or breakage be reported immediately to ensure we can replace or repair the item as soon as possible. It is with regret, where damage or breakage has taken place; we will ask that you pay for this, (reasonable wear and tear accepted).

Services

Fully inclusive of electricity, gas and logs, all bed linen and towels are included. We provide one bath sheet and one hand towel per person. Please bring your own beach towels.

Complaints and Problems

Should there be any problem or cause for complaint during a period of letting, please contact ourselves as soon as possible and we will attempt to rectify the problem.

Liability.

The Owners shall have no liability for any death, personal injury, damage or loss of personal property unless this results from our own negligence.

Injury, Loss or Damage

The use of the property and its equipment is entirely at the Client's risk and no responsibility can be accepted by the Owners for injury to the Client or a member of his or her party, nor for injury, loss or damage to their belongings, including motor vehicles.

Right of Entry

We reserve the right of entry to the property at all reasonable times for the purposes of inspection or to carry out essential repairs or maintenance.

House Rules

Please take proper and reasonable care of the property and garden; furniture, pictures, fittings and effects; please leave them in the same state of repair and condition, and in the same clean and tidy condition, at the end of the rental period, as at the beginning.

No Cycles within our home please. Cycles to remain outside and to the rear of the house. Please ensure you bring suitable bicycle locks for cycles whilst left unattended.

Please be environmentally friendly; switch off lights and only heat when required, and where possible save water. Don't leave your fire / log burning stove or candles unattended.

Departure by 10 am please on day of departure. (We really need the time to clean and prepare thoroughly for our next guests).
